900 Block of Passyunk Ave, South Philly
Passyunk Ave is one of the best streets in one of the great neighborhoods in Philadelphia, esspecially for young professionals. Some of the best restaurants in the city Fond, Noord and Stateside are right around the corner.
At 2800 square feet there was tons of potential in this property. More than a few issues as well. Namely, the third floor had 6 foot, 4 inch ceilings, which was way too low and completely claustrophobic. There were drop ceilings everywhere, in places covering some water damage but also drastically lowering the ceiling height. The basement was large but unfinished and kind of gross.
Like most of our properties we added all new framing, drywall, insulation, windows, HVAC, electrical, appliances and plumbing. We were able to pitch the roof on the third floor, creating 9 foot ceilings and tons of light. We also finished basement, added a sunroom and a deck. We even added Nest thermostats and reclaimed hardwood floors.
This house sold during construction, via word of mouth, to a designer and her husband.
